Our first meeting with you, whether it’s in person, by phone or virtually, we’ll ask questions and listen so we can learn about you, your family, and what is most important to you in a home on the Outer Banks.  We’ll also review the buying process so you’ll go into it knowing exactly what to expect. In our market, it is extremely important to work with an agent who has the knowledge and experience to help you navigate this journey.      

Get Prequalified

The next step is to talk with a lender to understand your buying price range.  They will be able to provide you with a pre-qualification letter to submit with any offers you make.  We do recommend working with a local lender as our market is unique but are open to working with your lender if you have a relationship with one.

Find Your Home

At this stage in the process, we’ll actively search the market for homes that fit your needs.  We’ll also set you up with New Listing Alerts so you are notified by email as soon as a new listing comes on the market. Your feedback on these homes helps us narrow your search down even more so be sure to let us know what you love…and what you don’t love!

Write An Offer

You’ve found your perfect home, now it’s time to write an offer!  Your agent will discuss the details of the offer and review all the accompanying disclosures with you.  While we love an offer to get accepted right away, the seller could counter or there could be multiple offers.  Your agent will give you the information you need and guide you in the negotiations.  Once your offer is accepted, it’s on to financing and inspections!

Under Contract! Inspections & More…

Now that you are under contract, you will proceed with securing financing and insurance, your lender will order an appraisal and your agent will schedule the necessary inspections. You will work with your agent to review the inspections and discuss any items of concern.  In NC, an attorney is required for closing.  You can sign all documents in person or they can be mailed to you.  We have professional relationships with local attorneys and inspectors and you can be assured that we will be with you every step of the way!

Cl0se & Celebrate!

Once a walk-through of your home has been done, all parties have signed the closing documents and the attorney has recorded the deed, it’s time to celebrate!!  You are officially an Outer Banks Homeowner!  And officially a forever client of ours!  Our relationship doesn’t end after the sale…we will continue to be there for any questions you have, or anything you need, especially for our out-of-town homeowners that may need a little extra help!
